What a TCEQ Aerobic Maintenance Contract Actually Covers in Texas
A TCEQ aerobic maintenance contract in Texas covers three scheduled service visits per year during which a licensed maintenance provider inspects the aerator and air lines, refills the chlorinator, checks spray heads or drip lines, verifies the control panel and alarms, and files reports with the county on your behalf. It is legally required for every aerobic system owner in the state. Skipping it is how systems fail quietly and how homes fail to close.
Why the contract exists at all
Aerobic systems produce cleaner effluent than conventional septic tanks because they add oxygen and disinfection to the process. That treatment quality only holds if the moving parts (the air compressor, pumps, floats, chlorinator, and spray or drip components) actually work. A control panel light does not mean the system is healthy, only that nothing has fully failed yet. Regular hands-on inspection is what catches the small stuff before it becomes a full failure.
What each of the three visits includes
- Aerator and air line check - the compressor is inspected and, if needed, rebuilt or replaced; diffusers are checked for clogging.
- Chlorinator refill - tablets are added and the housing is inspected for corrosion.
- Effluent quality check - visual inspection of clarity and, where required, sample collection.
- Pump and float test - the effluent pump is run, floats are cycled, and high-water alarms are verified.
- Dispersal check - spray heads are cleared and adjusted, or drip emitters are back-flushed as needed.
- Control panel and alarm test - lights, buttons, and audible alarms are confirmed working.
- Report filing - the visit is documented and the report is filed with the Collin County OSSF office on your behalf.
What is not included
Contracts cover inspection and standard consumables like chlorine tablets. They do not typically cover pump replacement, aerator replacement, compressor rebuild, drainfield or spray field rework, or emergency call-outs outside normal hours. Those are quoted separately when needed. Ask your provider for their price sheet up front so there are no surprises.
What happens if you skip it
Four things, in order:
- The chlorinator empties. Effluent stops being disinfected.
- The aerator eventually fails. The system turns anaerobic and treatment quality drops.
- Solids and biomat build up in places they should not, damaging spray heads or drip lines.
- At resale, the missing maintenance records become a documented gap on the county file. Buyers and their lenders often require a full certified inspection before closing.
None of that is theoretical. It is the pattern we see on homes that were sold with maintenance current, then let the contract lapse two years later.
Response time and after-hours
Standard contracts do not guarantee same-day response for non-emergency alarms. If you see a red light and hear a steady buzzer, call your provider during business hours; if effluent is surfacing or backing up indoors, call for emergency service and stop water use immediately.
What to check before signing a contract
- Is the provider TCEQ-licensed for maintenance in Texas?
- Does the contract clearly list all three visits and what is included?
- Are chlorine tablets included, or billed separately?
- What is the after-hours or emergency rate?
- Does the provider file reports directly with Collin County?
- What happens if you need pump or aerator replacement (are those quoted at flat rates)?
Why this matters at resale
When you sell, buyers and lenders will ask for the last two to three years of maintenance reports. A clean file with three timely reports per year removes friction.
